Throwing a price at the market willy-nilly could mean passing up an opportunity at a new car, a series of luxury vacays, a year of college tuition for your child, or even a hefty down payment on another home! Inversely, being whitewashed by optimism may lead to a home price that’s “too out of the market.” And let me tell you, no one wants to be “that house” sitting on the market for what seems like forever!

Yes, homeowners, coming up with the right house price calls for realism. And with a little up-front research and legwork, you can grease the wheels for an uncomplicated selling experience while maximizing your dollars. Here are some tips and considerations when pricing your home:

Avoid Clutter 

Whether we’re talking about a mansion or a cozy, small shack, hoarding or mismanaging clutter is high-discouraged. Resist the urge to decorate your bathroom with fake floral arrangements, potpourri bowls, or unnecessary decors that will attract dust and add clutter to your sink space. Instead, go for sleek-looking canisters for cotton balls and swabs and put up one piece of eye-catching artwork, and you’re good to go! Hanging shelves above your toilet is also a good option for your other storage canisters.

Big Mirrors 

Big mirrors aren’t only a necessity in bathrooms– they’re also an easy way to make your tiny bathroom appear larger! Mirrors reflect light and open up spaces, so make sure to choose one on the larger end of the spectrum. If you have room for a full-length mirror, go for it, and take it up to the ceiling!

When you’re looking to make a space look bigger, always remember that less is more. If you’re not the type to need maximum storage, it’s better to use a smaller vanity to leave more open space to make your bathroom feel less cramped.

If you have the option to lose the tub, do it. Tubs take up twice the amount of floor space as showers, and removing it will open up space significantly. Aside from this, showers are great for adults and guests, and handheld showers are also excellent for getting your pets clean! If you need to keep the tub (for kids and relaxing weekends), consider a lower profile tub, as the lower height makes getting in and out easier and makes your room feel more open.

Try Pocket Doors 

Got a traditional bathroom door? These can take up a lot of valuable space, especially in small bathrooms, so consider installing a pocket door instead. Pocket doors slide right into the wall and make a room feel more updated and trendy. If this isn’t possible, a sliding door will be a good alternative.

Hide Your Bathmats 

Are you using a bath mat in your bathroom? Having your bath mat on the floor ALL THE TIME makes your bathroom appear smaller. Practice putting your bath mats away when not in use so your flooring will be exposed and make your space appear larger.
