You don't need to spend a lot to get a higher home value. Turns out, there is a more practical way of doing it without the burden of cleaning out your savings account. When it's time to sell, it all boils down to how well you were able to maintain your home. Raising your home value is easier than you think. Here are some things you can do to your home that won't hurt your budget.

1. Make a list and check it twice.

Before you make any changes at home, create a plan. Check what improvements you would like to do and know how much you are willing to spend on it. Be realistic with your plan. You may put in anything you like, of course, but please be mindful of your budget. It doesn't cost anything to plan on your own but you may also hire an interior designer to take a look at it for an hour which may cost about $100 or less. Remember to ask their hourly rate.

2. Paint can do wonders.

One of the simplest and probably the cheapest makeover you can do is refresh the paint. Whether you keep the same color or change it is entirely up to you. Whatever it is you decide, newly coated paint can give your home a fresh look. Cost of paint and supplies is about $100 to $300 including rollers, tape, brushes, a paint tray, paint rollers, etc. 

3. Fireplaces are a hot commodity.

According to a 2007 National Association of Realtors survey, a fireplace can raise your home's value. Studies show that 50% percent of home buyers would pay more for a house with a fireplace. Although the majority of real estate agents said a gas-burning fireplace increases the home's value most, another survey shows that majority of homeowners prefer a wood-burning fireplace at home.  Here are some ideas to help you decide.

Difficulty of Use -- Advantage: Gas

A gas fireplace is as easy as flipping a switch. When you're cold and just want somewhere warm to hang, you wouldn't want the hassle of getting wood, arrange it, start and maintain the fire. So if this is the case, choose gas.

Fuel Cost -- Advantage: Wood

It doesn't cost anything to get your own logs from the woods, but if it's not available, you can always buy firewood from a hardware or home improvement store at an affordable cost. 

Fireplace Maintenance -- Advantage: Gas

After you enjoy the warmth brought forth by your fireplace, there is always the matter of having to clean it.  The ashes and burned-out logs spread easily and can produce quite a mess. 

The Experience -- Advantage: Wood

Yes. It's easy to use, it's efficient, it's warm, and nice to see. But not quite the same. If you're looking for the authentic experience, the smell, the snap and the crackle of the logs as they heat up, choose wood. 

So which one do you prefer? If you have a fireplace, don't get rid of it. It can definitely raise your home's value. If it needs a thorough cleaning, you can hire someone to handle all other nooks and crannies.

4. Landscape keeps it in shape.

If you're not planning to sell in the near future, you can plant a tree. Not only that it makes your home more desirable, a fully grown tree can help in keeping the house cool while adding valuable curb appeal to your home. However, if you are looking to sell soon, a low-maintenance landscaping will do the trick. 

5.  Save money on water.

Install a water filtration system in your kitchen. This way, buying bottled water will be unnecessary. Home buyers will appreciate this small luxury, and yet, surprisingly, a water filtration system is an inexpensive addition. Here are the costs:

Pitcher water filters are a simple solution. Water from the tap is poured into a pitcher with a filter, which removes the toxins and chemicals. Least expensive option and reduces lead and other contaminants. Filters need to be replaced regularly. Can hold only up to 10 cups.

Average Price: $20-$50

Portable water filters purify much more water than a standard pitcher filter. Filters must be replaced regularly.

Average Price: $150-$275

Reverse osmosis systems use a high-pressure pump to force water through a semi-permeable membrane under pressure and remove any impurities from water. 

Average Price: $150-$300

Ion exchange filters replace particulate ions with clean water ions. The purification process isn’t as effective.

Average Price: $50

Solid block carbon filters move water through different chambers to remove different chemicals, although they do not remove essential minerals naturally present in water. Expensive filters must be replaced regularly.Doesn't remove fluoride.

Average Price: $200-$300

Distillation systems boil water and then collect the water vapor as it condenses. It can make water taste "flat". Contaminants that easily turn into gases may remain in the water.

Removes natural minerals and dissolved oxygen

Average Price: $150-$250
