ON ISLAND COMMUNITIES

SEA PINES

Sea Pines was the first community created in the original development of Hilton Head Island, setting an environmental standard for excellence. Located on the southwestern tip of the island, Sea Pines spreads across 5,000 acres, including a 400-acre forest preserve with nature trails. Sea Pines has four golf courses, dozens of tennis courts, 3 swimming pools, 2 beach clubs, two breathtaking marinas and famous lighthouse. This community hosts one of the most renowned sporting events in the country; The MCI Classic, The Heritage of Golf.

FOREST BEACH

North and South Forest Beach are one of the oldest communities on the island. Both are just steps away from the beach and a short walk from shopping. Architecture is a mix of "old beach house styles" slowly giving way to large multi bedroom rental properties. North Forest Beach consists primarily of single family homes. South Forest Beach is a mixture of condos, timeshares and single family homes as well as a hotel.

SHIPYARD

Shipyard is one of Hilton Head's original planned communities, situated on 803 acres on the Atlantic Ocean side of Hilton Head Island. This community is a mix of resort and residential properties. It has 27 challenging holes of golf and a racquet club that was selected by Tennis Magazine to be among the top 50 in the United States.

LONG COVE CLUB

Long Cove Club is an exclusively residential and totally private community. It was founded in 1980 by three local businessmen and consists of 573 full size residential home sites on 610 acres. Long Cove is a membership community noted for having one of the top ranked golf course in the state of South Carolina. The golf course was designed by Pete Dye and is ranked by Golf Digest, to be among the top private courses in the United States. This upscale community caters to the needs of those desiring top-notch golf, tennis and boating combined with a relaxed, yet elegant life style in a beautiful country club setting.

LEAMINGTON

Leamington is an up-scale development of about 450 home sites immediately adjacent to Palmetto Dunes. Leamington is the only community in the Hilton Head area where owners can use their private golf carts on the acclaimed Arthur Hills Golf Course, for personal transportation within the development and to drive to the private beach pavilion on the Atlantic Ocean. Ocean access is available for all Leamington residents. An 11 mile lagoon system wanders throughout the community for fishing and non power boats. Other amenities include a private community pool, recreation center with docks and a children's playground. Tennis is nearby at Palmetto Dunes Tennis Center.

WEXFORD

Wexford Plantation is an exclusive, private yachting and golf and tennis community offering an elegant Lifestyle. Many of Wexford's distinctive neighborhoods which range from stately harbor front homes to beautiful homes built along the edges of the lock-controlled deep-water harbour and charming canals that wind through Wexford's 500 very private acres. The lock system is tide-free and keeps the harbour calm and at a minimum 8 feet in depth. Wexford is a beautiful and distinctive neighborhood whose activities center around Wexford's luxurious clubhouse and yacht basin.

PALMETTO DUNES

Palmetto Dunes Resort is considered by many to be the most beautiful resort and residential community on Hilton Head Island. It represents a unique mingling of resort and residential. Three miles of sandy beaches of the Atlantic Ocean bound the East Side and the west is bounded by Shelter Cove Harbour, a village of fashionable shops and restaurants. PORT ROYAL PLANTATION

Port Royal Plantation is a 1000 acre private beach front community limited to single family homes and was the second island community to be developed (in 1968). Its has three miles of wide sandy beach that round the curve from the Atlantic Ocean to Port Royal Sound. It has a historical site where the earthworks of Union Fort Sherman still stand. The facilities include a magnificent Southern Clubhouse, three golf courses, a championship croquet court, and a five star racquet club.

PALMETTO HALL

Palmetto Hall is the Island's newest community, which offers plantation living at reasonable prices. There are only 552 single family home sites included in the 750 acres, providing a density of less than one house per acre. This community features two championship golf courses by world-renowned architects, Arthur Hills and Robert Cupp. Palmetto Hall offers variety, value and challenging golf in what is known as the best private golf club community on Hilton Head Island.

INDIGO RUN

Indigo Run is a private residential and golf community located directly across Highway 278 from Hilton Head Plantation. The community encompasses of 1,712 acres and at maturity will have approximately 1400 residences. Indigo Run has two golf courses one public and one for members only. The first course was developed by Golden Bear design Associates, a Jack Nicklaus company. In addition to the golf, Indigo Run also features club facilities, tennis courts, swimming pools, playgrounds and leisure trails.

HILTON HEAD PLANTATION

Hilton Head Plantation is located on the northern tip of the island and is the second largest community. It encompasses 4,000 acres of naturally lush island vegetation that is haven for both wildlife and man. It is well planned and meticulously maintained. This friendly community of predominantly full-sized and patio home sites are designed to accommodate approximately 4,000 families. The community is bounded on two sides by Port Royal Sound and Skull creek, its breathtaking sunsets and water views are unsurpassed. Hilton Head Plantation includes four separate equity golf clubs, tennis courts, a beach park, stables, and a full service marina.

SPANISH WELLS

For those individuals who treasure waterfront privacy and tranquility, Spanish Wells Plantation is the answer. This 350 acre community has a semi-private nine-hole golf course and private pool complex. Spanish Wells homesites begin at one acre in size and feature fabulous views of Broad Creek, the open waters of the Calibogue Sound and the Intercostal Waterway. Many of the island's largest and most expensive homes can be found in Spanish Wells.

WINDMILL HARBOUR

Windmill Harbour is a 172-acre private residential community reserved for 500 residences. The community on the Intercostal Waterway offers beautiful views of the Intercostal and saltwater marshes. It is also the home of the South Carolina Yacht Club. The primary focal point of Windmill Harbour is a 15-acre inland harbour-twice the size of Harbour Town. The sports center at Windmill Harbour offers four clay tennis courts, saunas, jacuzzi, dressing rooms, a pro shop and 25 meter swimming pool. Jogging and bike trails also connect throughout the community.

OFF ISLAND COMMUNITIES

EDGEFIELD in BUCKWALTER

Homes start in the $120's but expect to look in the $140's. Edgefield's Amenity Center includes a community pool, playground, soccer area, basketball court and amenity building. This D. R. Horton community is one of the newest neighborhoods in Buckwalter.

OLDFIELD

Oldfield is a private club community located between Beaufort, SC and Hilton Head Island. A Greg Norman golf course was built on the Okatie River. Oldfield offers 860 acres of beautiful landscaping and has numerous outdoor amenities. The sports center has state of the art fitness equipment, 6 lighted har-tru tennis courts, a heated lap pool, a zero entry outdoor pool and hot tub.

BELFAIR

Belfair is a 1,100-acre private golf club community located five miles from Hilton Head Island, in South Carolina. The community is just three years old; it's of great natural beauty and outstanding amenities. It has two championship golf courses designed by Tom Fazio as well as it's own Belfair Towne Village commercial area.

BERKELEY HALL

Berkeley Hall is the areas newest private upscale community located 7 miles from Hilton Head Island. Two Tom Fazio courses are scheduled with the first to open in the Spring of 2001. The community consists of 860 acres with a 25,000 square foot clubhouse, activity center and health club with lap pool spa. Berkeley Hall also offers an outdoor pool and tennis courts. There are a limited number of marsh, golf, lagoon, lake and deep water view lots available. There will also be guest cottages built for investors. They feature Lifestyle Homes with covered Lanais.

COLLETON RIVER

Just off the bridge from Hilton Head is the private 1,500-acre residential county club community known as Colleton River, with 7.5 miles of saltwater marsh frontage and over a mile of deep water on Colleton River. The community is bordered by a 1,200-acre South Carolina Nature Preserve, the deepwater Colleton River and vast tidal marshes. Colleton River has three golf courses, a Jack Nicklaus Signature course (18 hole), a Pete Dye course (18 course) and a 9-hole Augusta National type par 3 course. If you're into top-rated golf and upscale living, Colleton River should be considered.

EAGLE'S POINTE

Eagle's Pointe is a 366 acre planned community in Bluffton created around the public Davis Love III golf course. This community offers an attractive recreation center with swimming pool, tennis courts and cookout/party area. A variety of Centex homes (3 and 4 Bedroom) range in size from 1,490 to 2,579 square feet.

HAMPTON HALL

Just 8 miles from the Hilton Head bridge, this new community has 900 homesites, 32 cotteges and 1,100 acres. The private Pete Dye Golf Course will be limited to 438 members. Amenities will include an indoor and outdoor pool, tennis and fitness center and spa. Homesites range from the $90s to $200's, homes from the $400's to $600's and cotteges from the mid $300's.

ISLAND WEST

Island West offers gated country club living with all the amenities in a traditional neighborhood setting 10 miles west of Hilton Head Island. Surrounded by golf and 261 wooded home sites, Island West offers moderate priced homes by D. R. Horton. A special arrangement with Island West Golf Club offers homeowners preferred membership packages to the public Fuzzy Zoeller Signature Golf Course.

MOSS CREEK

Moss Creek Plantation is the mainland gated community nearest to the Hilton Head Island bridge. With over 800 homesites and a few condominiums, the development has 2 private golf courses and clubhouse. Many believe the ambiance is similar to Sea Pines with many live oak trees with dangling Spanish Moss. Moss Creek has a private community swimming pool overlooking the plantation's marina and there are miles of walking/bike trails within the development. Also available is the tennis center. Owners may separately join the golf or tennis clubs or they can pay daily fees.

PINE RIDGE AT BUCKWALTER

This community of 311 homesites is located in the Buckwalter area, adjacent to the new Bluffton school campus. A choice of 16 home plans will be available, ranging from 2 to 4 bedrooms and 1,060 to 2,600 square feet. Community leisure and walking trails will be constructed. Prices begin in the low $100s.

PINECREST

Located in Buckwalter this community offers 453 homesites at build out on 430 acres. Homes include everything from patio homes to 3,000 square feet of luxury.Pinecrest homeowners will enjoy a membership in the Cannongate Golf Course. Other amenities will include a community center with pool, tennis courts, playgrounds and covered entertainment area. Prices are from $140s to $300s.

RIVERBEND

Located 15 miles from Hilton Head is Riverbend, a Sun City community. It is an age restricted adult community developed by Del Webb Corp. This upscale gated community has custom built homes on large lots with wooded, lagoon and marsh views. Amenities include a waterfront clubhouse with dock, pool and two 18 hole golf courses.

ROSE HILL

Rose Hill is one of the first off Island planned communities. The plantation is divided in half. One side of the plantation features golf and wooded view homesites around the 27 hole golf course that is open to the public. The other site offers estate size homesites of an acre or more. Amenities within the gate community are golf, tennis and equestrian center and polo field. Several homes on the estate side of the plantation have their own private stables plus a boat ramp for the community. The plantation has several swimming pools and a clubhouse at the golf course.

SANDY POINT

Located in Buckwalter, Sandy Point has 200 homes and offers affordable homes from $126,900 to $160,000. Amenities include a community pool, a neighborhood park, streets with streetlights and a playground. This community is 20 minutes from Hilton Head, 25 minutes from Savannah, GA and 35 minutes from Beaufort, SC. You walk to the new public school campus in Bluffton or to the proposed Bluffton Sport Complex.

SHELL HALL

Located in Buckwalter this community offers 264 homes on 120 acres, close to schools and shopping. Scheduled for openning in the Fall of 2004, Amenities will include a clubhouse, aquatic center, clay tennis courts, croquet lawn and boce ball court. Lot prices begin he the low $70's and new homes currently offered begin the the mid $400's.

SUN CITY HILTON HEAD

Located 17 miles from Hilton Head is Sun City. It is an age restricted adult community developed by Del Webb Corp. The community is centered around a state-of-the-art recreation campus plus 20 acre lake for fishing. There are two 18 hole golf courses. This gated community opened in 1995 at as of 2001, nearly 3,600 residents now call the 5600 acre community home.

THE CRESCENT

The Crescent is Centex Homes newest Bluffton area golf community, less than 4 miles from the Hilton Head Island bridge. In addition to the public Arnold Palmer Signature Golf Course and club house, the planned 540 acre community has a private recreation center with swimming pool, tennis courts and open air pavilion. The community has 3 neighborhoods to choose from with over 400 homes planned.

THE FARM

The Farm at Buckwalter is a neighborhood-oriented community of both affordable townhomes and single family homes. This community is located near schools, recreation and shopping. The other community is Woodbridge. This 200 acre family community has a neighborhood pool, clubhouse and 13 acre park. Townhomes range in price from $105,500 to $130,400 and single family homes from $153,400 to $221,400. The complex is developed by D. R. Horton.

THE TRADITIONS

This D. R. Horton community is located at Old Carolina Golf Club just 3 miles from the Hilton Head Bridge. Homesites offer golf, lagoon and wooded views. This gated community has pool and tennis facilities. New home prices begin at $158 to $210. Resales are also available.

WESTBURY PARK

This D. R. Horton developement offers neo-Chalreston homes located in Bluffton, 5 miles from the Hilton Head bridge. In addition, the new Westbuty Park clubhouse offers amenities such as a swimming pool, fitness center, park areas, a lake and sidewalks. New home prices begin in the mid $100K to $300,000 to $205. Resales are also available.
